Who is Eligible?

The PMAY-U 2.0 ISS scheme is available to families who meet specific income and ownership criteria:

  • EWS (Economically Weaker Section): Income up to ₹3 lakh per year
  • LIG (Low Income Group): Income up to ₹6 lakh per year
  • MIG (Middle Income Group): Income up to ₹9 lakh per year

In addition, applicants must not own a “pucca” (permanent) house in India, and the property should ideally be in the female head of household's name or jointly owned with the spouse. This provision promotes gender equality and women’s empowerment. However, exceptions apply for families with no adult female members, or for applicants who are widowers, unmarried, separated, or transgender.

The scheme is applicable for Home Loans sanctioned and disbursed on or after 1st September 2024.

Key Conditions to Note
  • Regular EMI Payments: To retain the subsidy benefits, it’s important to keep your loan account regular and avoid default. If the account becomes delinquent and is categorized as Non-Performing Asset (NPA), the subsidy may be reversed.
  • Single Use of Subsidy: The subsidy is applicable only once per property. If the property is sold, the new buyer cannot claim this subsidy again.
  • Approved layout plan: Required unless exempted by the State/UT guidelines.
  • Loan Transfer: Subsidy cannot be claimed again if loan is transferred to another Lender. If the subsidy was not claimed from the original lender, it cannot be claimed after the loan transfer.
